A partner and I spent over a years worth of time, expenses and labor after purchasing his course, to find high cash flow properties which met their criteria to partner with them on deals.
They offer to partner with their students on aqusitions of multi-family properties if the students will find them. Here's what we got...
-We were told to use 2 different phone numbers to contact Dave Lindahl's brother. Calls were not always returned or answered. Later we were told not to use one of the numbers they gave us and try a different one.
- Parameters changed after we found properties that fit parameters or were close to it.
- Locations desired of properties sought were changed after we found properties.
- Emails were not replied to for weeks then later it was claimed that they did reply so try sending to a different email account of theirs.
- It was promised that one deal, which was submitted to the company, the financials were sent to their mortgage broker or mrtgage provider and they were going to be sent to Dave Lindahl himself.
This was not done. We had to submit the papers to their mortgage people personally after the fact.
-Dave Lindahl was to review to approve and sign a
LOI (Letter of Intent) on the deal. Dave Lindahl may not have ever recieved it from what their office said and he never returned an LOI or any kind of response. Meanwhile we had a seller and broker waiting for answers to the deal.
-Meanwhile thier company constantly sent requests to buy their books, programs, mentoring, and to purchase expensive admissions to bootcamps (seminars).
- They also fish throught their pool of students for there financial status and abillities to come up with money to invest in partner with them even if they had offeres to partner with stuents without money down on aquisitions. It is taught that deals are aquired through equity investors or angel investors who cover the down payments on properties. It is done and all looks good until they found out that this student didn't have money for investing more & I did not have $4k-$5k to spend on a boot camp. Initially their company claimed they would partner with us on deals brough to them without having to attend boot camps but it was not true for us.
End results = Lost time, lost labor, lost advertising costs, lost expenses to communicate with them and brokers nationwide, nearly $1,000 lost for the purchase of their course. Untold hundreds of thousands of dollars inprofits from potentials deals that could have been done, lost.
